.Notorial Acts (title deeds) are potentially a problem.

.There are different types of Notorial Acts.

.If a man farms land for 10 years and goes to the Notary with three witnesses,

.he can then apply for the land to be registered in his name.

.But what if you have bought this Notorial Act, built a new house on

.it only to find that the man lied.

.What if he only farmed the land for say 3 years and the original owner reappears?

.A man once try to sell me a house that was built illegally on unregulated land.

.The man said to one of my Bulgarian friends, if you don't tell the Englishman

.how will he know?

.Hiring a Solicitor to transfer a Notorial Deed is a good idea, especially if

.the Solicitor has been recommended to you, and you trust the recommendation.

. It is interesting to note that Solicitors are not as highly regulated

.(or as highly paid) as in the UK.

. If you find yourself in a Notaries office always insist on written translations

. before signing anything.

. Make sure that the translations come from a licensed translator.

. Can you imagine someone who buys a house with merely a verbal translation?

. What would happen if something went wrong?

. When you have your new Notary Act visit your local land registry

. and ask for a copy of the Spradka relating to the purchase.

. The Spradka is the official land registry copy of the deal,

. in my local land registry they cost 5 leva.
